The specifications support the planned replacement of kitchens in Vico Homes properties and are intended to form schedules to the contract. The base requirement is a like-for-like replacement of existing kitchens ('kitchen out, kitchen in'), subject always to statutory compliance, safety, resident need and any approved design change. The specifications shall be read together with the Schedule of Rates, contract documents, product schedules and any other schedules forming part of the contract. The Contractor shall act as Principal Contractor for the works and shall discharge all associated duties under CDM and applicable Building Regulations requirements. Vico Homes shall identify the appointed CDM Principal Designer and any duties expressly retained by Vico Homes within the contract documents. The Contractor shall be responsible for coordinating and completing the works required to deliver a complete, safe, compliant and habitable kitchen replacement, except where this specification expressly states that a duty, approval, decision or risk is retained by Vico Homes. 1.1 Programme Delivery and Model Properties are grouped into defined geographical areas (Lots) and a contractor will be appointed to each Lot. Vico Homes will provide the successful Contractors with the initial property address lists of their Lot during the first year of the contract.
